Why Are Houses Suddenly Not Selling?
Actually, houses are selling, but the market has shifted significantly. Homes now sit on the market longer, receive fewer offers, and seldom sell over listing price. If you think back to before the pandemic – remember those days??? – homes rarely sold in a day for thousands over the asking price. What we’re really seeing is a return to a more typical housing market, meaning more days on market and flat or slower price growth.
Regardless of the type of housing market we’re in, there are certain things we hold as basic truths in real estate. Such as, if a home isn’t selling, it’s due to price, condition, or ineffective marketing. It’s fair to say some less experienced agents have been slow to recognize the market shift and are still pricing homes like it’s a seller’s market. On the flip side, some homeowners are reluctant to do the necessary work to get their homes market ready.
Also contributing to slower sales is buyer hesitancy. There’s no denying that potential buyers are influenced by certain factors outside of our control. We can’t make interest rates go down. We can’t make the stock market go up. We can’t stop the recession chatter. What can we control? Price, condition, and marketing.
The sense of urgency that defined the 2021 housing market is gone. Now is when the agent you choose to represent you matters. You need an agent who has been through this before and isn’t afraid to roll up her sleeves and do the hard work necessary to get you sold.
We’re those agents. How are we different?

Pricing
We price accurately based on facts such as recent sales of comparable homes and market knowledge acquired over years of selling in the area. Additionally, unlike most other agents, we’ve trained under an appraiser and use an appraisal system to pull accurate square footage to assess your home’s value.
Why does that matter? Lenders require a home be appraised as part of a buyer’s loan process. Our listings rarely, if ever, fail to appraise. We’ve done our homework upfront and set a realistic price.
Compass Concierge
If your home hasn’t been updated or you’ve fallen behind on maintenance, buyers will pass your house right on by. We get it. Repairs and updates cost money that you might not have right now. We can help.
One of our favorite programs is Compass Concierge. Through this exclusive program, we can front you the money for everything from staging to roofing. You simply pay it back at closing. No upfront costs, no interest, and no hidden fees.
We’ll work with you to determine which projects will have the best ROI (return on investment). We have contractors in place ready to do the work, and we’ll even handle the scheduling for you. What could be easier?

Marketing
Once the hard work of getting your home ready to list is done, what’s next? Well-executed marketing is a necessity, not a luxury. From professional photography to polished print to a comprehensive online presence, we dedicate extensive resources to getting your home in front of the right buyer.
How we do it:
- We’ll grab the attention of potential buyers by putting pictures of your home’s best features first. Order matters, you only have 3 seconds to make a positive impression. We also write engaging copy meant to help them imagine your house as their next home.
- Then we’ll cast a wider net using Compass’s daily newsletter and internal “Facebook” to expose your home to Compass’s worldwide network of agents.
- We’ll make your listing stand out on Zillow, Trulia, and Realtor.com by adding a video tour and a custom link to your listing on our website.
- Potential buyers will see your home featured on our social media including Facebook, Instagram, Pinterest, LinkedIn, and Twitter. We do a combination of organic posts and paid advertising.
- Video tours of our listings are featured on our YouTube channel which has more than 400 subscribers.
- Your home will be featured on both our Team’s and Compass’s websites attracting thousands of potential buyers a month.
- We produce a variety of printed material, often with a QR code that take potential buyers to a landing page on our website created just for your home. It features photos, video, listing details, along with information about the neighborhood, schools, and the local community.
