If you’re considering new construction, you may think you don’t need an agent. After all, those sales agents in the model home are so nice and very helpful. Unfortunately, they are trying to meet their monthly sales goal. They work for the builder, not buyers. If you're looking for a new-construction home, take your agent. Right from the very first visit. 

 
Why? A good realtor will know which finishes add value and which ones aren't worth the cost. She'll know a good lot from a bad lot even if it isn't obvious to you. Why is that important? Once you've signed the contract, you're unlikely to be allowed to make any changes. 
Financing for a new-construction home is different than applying for a standard mortgage. Your agent will be able to walk you through the process. She will also tell you if the incentives the builder is offering to use their lender are better or worse than going with a different lender. 
You may think that since the home is brand new, an inspection is unnecessary. That isn't true. Inspections performed during the building process are not the same. Your agent can tell you what a new-construction home inspection costs and can provide you with a new-construction home checklist. That way you'll have peace of mind when you finally move into your new home.

Amy Vanden Bos
There are three things you’ll find out about Amy within a few minutes of meeting her. One, she’s an avid Atlanta sports fan. We mean A-V-I-D. Two, she can tell you where to go to get the best oysters. Three, she’s an agent who knows the pros and cons of home builders in North Atlanta. Buyers trust her to assess the value and quality of both new construction and resale homes. Sellers rely on her for advice about projects and repairs that will help net them the best return on their investment. Both know that Amy will give them frank feedback and advocate tirelessly on their behalf.

Amy may not be a Georgia native, but she’s the next best thing. She moved to Peachtree Corners from New York when she was 9 years old. She graduated from Norcross High, then attended both UGA and Georgia State. After college she embarked on a 13-year career in commercial and residential real estate marketing. During the housing market decline in 2008, she scratched an entrepreneurial itch by opening an embroidery franchise. But, the siren song of real estate eventually lured her back. This time, with her license in hand, she’s focusing on helping people make their dreams of homeownership come true.

Amy joined our Home with Sherry Team in 2016. She, her husband Dirk, and two children live in Sugar Hill.
