Back in the fall of 2022, the Johns Creek City Council unanimously approved a rezoning request from Toro Development Company for a new 43-acre project called Medley. The goal is to transform the State Farm Insurance office park and parking lot at the intersection of Johns Creek Parkway and McGinnis Ferry as part of the broader 192-acre Town Center Vision and Plan for Johns Creek. The City Hall will anchor the entire Medley complex, all connected by parks and paths. This is the very first project to apply for approval for a new mixed-use zoning classification called TC-X.

What is TC-X Zoning Classification?

The TC-X zoning classification stands for Town Center Mixed-Use District and will facilitate development of the much larger 192-acre Town Center Vision and Plan. It allows for various uses of the land, such as commercial, residential, civic, and recreational purposes that are both compatible and complementary to each other. Regulatory standards for parking, landscaping, design, and building heights are written into the TC-X classification. The desire for the entire development is to feel cohesive and have a sense of place for the Johns Creek community.

Who is Toro Development Company?

Founded in 2021 by Mark Toro, Atlanta-based Toro Development Company has an extensive history in Georgia and is known for improving Atlantic Station, for their vision and development of the Avalon, as well as the revamping of Colony Square. In short, the Company acquires underutilized real estate properties such as dead malls, suburban office parks and industrial sites, transforming them into dynamic mixed-use developments.

The Vision and the Plan

The vision is a walkable community that encourages residents to connect beyond their homes and work. Adjacent to Medley, Boston Scientific, a life sciences facility with approximately 340 employees, is moving in and will be compatible with the other science and technological businesses of Technology Park.

The 192-acre site is a vital component of Johns Creek’s future Town Center intertwining luxury multifamily housing, townhomes, boutiques, distinctive restaurants with outdoor patios, carefully chosen retailers, and businesses. The public paths and parks will wind through the 192 acres, connecting all sections of the large development.

Parks, outdoor recreation and entertainment, farmers and artisanal markets, wide open green space, and playgrounds are significantly important for the area’s residents.

A new and exciting park, Cauley Creek Park, has already broken ground. It will feature rubber surface trails, restrooms, sports courts, and sports fields (some with synthetic turfs), pedestrian bridges and river overlooks.

Groundbreaking for the Medley is planned for the Third Quarter of 2023. The expected opening of Phase 1 is the Third Quarter of 2025.
