Getting Your Home Ready to Sell

Selling a home can be a daunting task. With the right preparation, you can maximize your chances of earning top dollar and attracting the right buyers quickly. I’ve sold too many homes to count and can tell you with confidence that there are certain steps you just can’t skip.
Today’s buyers, even with limited inventory, aren’t interested in homes that need repairs and updates. They’re looking for something they consider move-in ready. In this blog post, I’ve outlined key steps both you and your realtor should take to get your house ready to sell.
Your Role:
1. Declutter: Creating a clean, spacious environment is essential for showcasing your home. Clearing out personal items, such as family pictures and collections, allows potential buyers to envision themselves in the space.
2. Deep Cleaning: A clean and fresh-smelling home makes a strong first impression. Don’t overlook details like baseboards, fans, lights, and windows. Professional carpet cleaning, organized closets, and spotless appliances and cabinets – inside and out – can make a significant difference.

3. Repairs and Renovations: Addressing maintenance issues and minor renovations can enhance your home’s appeal. Fixing things like dripping faucets and broken light switches, refreshing paint, updating flooring, and improving lighting and countertops can increase your home’s market value.
Your Agent’s Role:
1. Proper Preparation: A good real estate agent knows instinctively what and what not to fix when selling a house. They don’t want you to waste your time and money completing projects that won’t result in a higher sales price. Ideally, your agent has relationships with tradespeople who get the work done quickly, and get it done right.
2. Accurate Pricing: Pricing your home right from the start is crucial. In my experience, the adage “the longer you sit, the less you get,” has repeatedly been proven to be true. You might be surprised to know that reviewing sales on public real estate sites doesn’t paint a complete picture. Agents have access to the latest sales data and market conditions and can provide insights into true comparable sales.

3. Strategic Marketing: Your agent should be adept at identifying your target buyer and tailoring marketing efforts to reach them. A good agent will also have access to a nationwide network of top agents, ensuring that your home is seen by the right audience, including those relocating to your area.
By collaborating with your real estate agent and taking proactive steps to prepare your home, you can position yourself for a successful and profitable sale. Remember, the goal is to present potential buyers with a home that they can envision as their own. With the right preparation, you can make that vision a reality.
