Vickery Cumming GA: A Neighborhood Guide

The second installment of our At Home in North Atlanta Series

It is hard to believe that Vickery, one of the most recognizable planned communities in Cumming, has been part of the North Atlanta landscape for more than two decades.

Vickery Village was developed beginning in 2002, with the first phase completed in 2003. Today, the community remains distinctive for the same reasons that made it unusual when it was first built: architecture with a strong sense of place, a village center designed for walking, extensive green space and amenities that put everyday conveniences close to home.

So what makes people choose Vickery?

Is it the opportunity to walk to dinner? The nearby schools? The architecture? The parks and recreational amenities? Or simply the feeling that Vickery is different from the typical suburban subdivision?

More likely, it is a combination of all of those things.

What Makes Vickery in Cumming So Special?

Vickery is a master-planned community centered around Vickery Village on Post Road in west Cumming. The development encompasses approximately 630 homesites and was intentionally designed around a walkable village concept, with homes, shops, restaurants, offices, recreation and open space integrated into the neighborhood.

That planning is still one of Vickery's biggest advantages.

Rather than driving to a shopping center every time you want coffee, dinner or a workout, many residents can walk or bike to Vickery Village and the surrounding amenities.

Vickery Village: The Heart of the Community

Vickery Village is an open-air mixed-use center at 5855 South Vickery Street.

The village includes restaurants, boutiques, professional services, health and beauty businesses and the Forsyth County Family YMCA. Its buildings surround a central courtyard green that provides space for community events, concerts, farmers and artisan markets and other gatherings.

That combination of residential and commercial space is unusual in a suburban neighborhood—and it is a major part of Vickery's appeal.

The Forsyth County Family YMCA is also directly associated with Vickery Village. Today, the facility offers a fitness center, gym, indoor running track, pool, child watch and a range of programs for families, children and adults.

For residents, the benefit is less about having a long list of amenities and more about convenience: several useful parts of daily life are concentrated within and immediately around the community.

A Neighborhood Designed for Walking

The phrase “walkable neighborhood” can mean very different things in suburban Atlanta.

Vickery is one of the communities where the description genuinely makes sense.

Sidewalks, pedestrian-oriented streets, front porches, parks and the village center were incorporated into the original planning. Some homes are within a short walk of restaurants and shops, while Vickery Creek Middle School is also immediately adjacent to the community.

That does not mean residents can live completely car-free. Cumming remains a suburban community, and commuting to jobs, shopping destinations and activities outside Vickery generally requires a vehicle.

But inside the neighborhood, the experience can feel considerably less car-dependent than a typical subdivision.

Parks, Green Space and Recreation

Vickery's appeal extends beyond Vickery Village.

The community was planned with substantial green space, parks, lakes and recreational areas woven throughout the neighborhood. Current property listings continue to identify amenities including pools, tennis and pickleball facilities, playgrounds, parks, walking areas and a lake.

For families, that creates opportunities to spend time outdoors without leaving the neighborhood.

And when residents want more extensive recreation, several Forsyth County facilities are nearby.

Midway Park

Midway Park is located at 5100 Post Road, just north of Vickery.

The 39-acre park includes athletic fields, tennis and pickleball courts, a playground, batting cages, a community building, a pavilion and paved and natural walking trails.

The county completed a major renovation of the park in 2022, including an accessible playground, improved athletic fields, batting cages, a new pavilion and improvements to the community building and parking areas.

Big Creek Greenway

The Big Creek Greenway provides another major recreational asset for the area.

Forsyth County's greenway system offers a paved trail for walking, running and biking, with access points along Bethelview Road, Union Hill Road, Carolene Way, Cortland Walk and Spot Road. County planning documents have described the Forsyth County portion as extending approximately 16 miles as the system has expanded.

For Vickery residents, the greenway adds another option for getting outdoors without having to travel far from home.

Vickery Schools

Schools are an important consideration for many families considering Vickery.

Current school information associated with Vickery properties identifies:

School Grades Location
Vickery Creek Elementary School K–5 6280 Post Road
Vickery Creek Middle School 6–8 6240 Post Road
West Forsyth High School 9–12 4155 Drew Road

Vickery Creek Elementary opened in 1997 and currently serves students in kindergarten through fifth grade. The school reports a 90.1% overall content mastery rate in the 2024 Georgia College and Career Readiness Performance Index (CCRPI).

Vickery Creek Middle School opened in 1999 and celebrated its 25th anniversary during the 2023–24 school year.

West Forsyth High School is located on Drew Road and offers academic, athletic, extracurricular and career-focused opportunities through Forsyth County Schools.

Important: School attendance zones can change as Forsyth County grows. Buyers should verify the current school assignment for a specific property directly with Forsyth County Schools before making a purchase decision.

The Architecture Is Part of the Appeal

One of the first things visitors notice about Vickery is that it does not look like a conventional suburban subdivision.

Hedgewood Homes played a central role in creating the community, and its approach emphasized distinctive architecture, landscaped streetscapes, front porches, pedestrian connections and homes that feel individual rather than mass-produced. Hedgewood describes Vickery as one of its communities built around architecture, green space, civic connection and walkability.

You will find a mix of housing types within Vickery, including detached single-family homes, townhomes and condominiums. Some homes have rear-entry or detached garages, while others are integrated more closely into the village environment. Current listings demonstrate the range of housing styles and ages within the community.

That variety is another reason it is difficult to describe a “typical” Vickery home.

A buyer looking for a traditional detached house will find options. So will someone who prefers a townhome or condo with a more pedestrian-oriented setting.

Vickery Real Estate Today

Vickery is no longer a new-construction community in the traditional sense.

Hedgewood Homes currently identifies Vickery as sold out, meaning today's buyers are primarily shopping the resale market rather than choosing from an active Hedgewood new-home inventory.

That is an important distinction from older descriptions of Vickery that reference ongoing builder construction.

The resale market includes homes from different construction eras, floor plans, and price points. Current listings show everything from attached homes to large detached residences, with pricing varying significantly based on location within Vickery, lot size, square footage, condition, renovations, and architectural style.

For buyers, this makes property-level analysis particularly important.

Two homes can both carry a Vickery address and have very different values based on:

  • Lot size and privacy

  • Proximity to Vickery Village

  • Home size and floor plan

  • Renovation quality

  • Garage configuration

  • Outdoor living space

  • Location within the neighborhood

  • HOA and amenity structure

  • Recent comparable sales

Rather than relying on a neighborhood-wide price estimate, buyers and sellers should look at comparable properties that are genuinely similar.

Location: Cumming With Easy Access to North Atlanta

Vickery is located along Post Road on the west side Cumming, between major north-south and east-west routes serving Forsyth County.

One of the area's transportation advantages is access to GA 400. Vickery is commonly accessed from the GA 400/McFarland Parkway area, with Post Road connecting the community to nearby shopping, schools, and other parts of west Forsyth.

The location also puts residents within convenient reach of many of the shopping, dining, and employment centers that have developed throughout the Cumming and south Forsyth areas.

For anyone considering Vickery as a place to live, however, commute time should be evaluated based on the specific destination and time of day. “Close to GA 400” does not necessarily mean a predictable commute into Atlanta.

That is one reason we encourage buyers to test the actual drive during their normal commuting hours before purchasing.

What Kind of Buyer Is Vickery Best For?

Vickery tends to appeal to buyers who want something more connected and community-oriented than a conventional suburban subdivision.

It may be particularly attractive if you value:

  • A neighborhood with distinctive architecture

  • Walkability to restaurants and shops

  • Nearby schools

  • Community pools, tennis and recreational amenities

  • Access to parks and green space

  • A mix of detached and attached housing

  • A village-center atmosphere

  • Convenient access to Cumming and GA 400

It may be less appealing to someone whose top priority is a very large lot, complete privacy, or a newer home with the latest construction features.

The right choice ultimately depends on how you want to live—not simply how a neighborhood looks in photographs.

Why Vickery Has Staying Power

Vickery has been around long enough that its original concept has had time to prove itself.

The community began development in the early 2000s, survived the dramatic changes in the housing market that followed, and has remained a recognizable part of Cumming's residential landscape for more than 20 years.

Today, its biggest strengths are not necessarily the things that made it exciting when it was new.

They are the things that are increasingly difficult to recreate:

A real village center.

Established landscaping and mature neighborhoods.

Schools and recreation integrated into the surrounding area.

A housing mix that offers more than one type of home.

A neighborhood where residents can actually walk to some of the places they use.

That combination gives Vickery a sense of identity that many newer communities are still trying to create.

Is Vickery in Cumming a Good Place to Live?

For buyers looking for a distinctive Cumming neighborhood with walkability, recreation, nearby schools and a strong sense of community, Vickery deserves a serious look.

Its appeal is not based on one feature.

It is the combination of Vickery Village, the architecture, parks and green space, nearby schools, recreational amenities and location in west Forsyth County that makes the community unusual.

And because Vickery is now an established resale community rather than an active new-home development, buyers have an opportunity to compare homes with different ages, styles, locations and price points within the same neighborhood.

If you are considering Vickery Cumming GA as your next home, take the time to explore the community in person. Walk through Vickery Village. Drive the residential streets. Visit the nearby parks. Test your commute. And compare individual homes rather than assuming every property in Vickery offers the same experience.

The details matter.
