Welcome to our little slice of heaven. 5 min walk to the beach, 2 mins to incredible restaurants, organic market, bakery, famous Blue Mountain Creamery, bike rentals and more! New 6 seater golf cart is so much fun! Visit each city along 30A- state parks, great restaurants, stores and events.
4 bedrooms plus bunk room with 4 bunks. Heated splash pool. High quality build with white oak floors, professionally decorated and fully stocked kitchen ready for you! This is our favorite area of 30A. Less crowded than Rosemary/Seaside, great restaurants and so much to do nearby- paddle boarding, pickleball, jet skis, fire pits on the beach watching fabulous sunsets. The home is also equipped with technology like Alexa, Sonos system and bluetooth speakers by the pool. You'll have access to free streaming TV, including sports channels and movies. We have high speed internet and a mesh system for great coverage on each floor! You won't want to work, but you certainly can. We even have a printer for you. We've collected an assortment of games, books and puzzles for your enjoyment. This is a place you’ll return to year after year to make memories. We want your stay to be perfect so we’ve equipped the house with everything we think you’ll need. If you’re missing something, just let us know!

There are great restaurants all along 30A! Many of them in Blue Mountain Beach!
Blue Mountain Beach:
You can walk to our fav, Blue Mabel. They take reservations. Smokehouse but they have great seafood, burgers, brisket, etc. High quality food, casual atmosphere.
Walk to Blue Mountain Bakery (breakfast and lunch- great to take to the beach) or famous Blue Mountain Creamery (cash only fyi)- delicious hand-made ice cream!
Walk to Cowgirl Kitchen, same owner as Blue Mabel. Good breakfast and lunch. Walk from beach too.
Shunk Gulley Oyster bar- few minute golf cart ride. Great shrimp, nice bar with TVs (good for game watching). One of our fav places to hang out. Nice gift shop. Live music.
Basmati’s is great Chinese or Sushi
The Vue on 30 A- nice atmosphere, on the water. They take reservations.
Stinky’s Fish Camp- seafood and more. No reservations.
Redds Bar- it’s an experience. Adult. Redd sings most Tuesday, Thursday and Saturday night. Go for the experience, not the food or drinks.
Order pizza from Johnny McTighe’s, or Pizza by the Sea (Gulf Place)
Redfish Taco- casual food and live music from 6-9pm
Grayton Beach:
Quick 10 minute golf cart ride to fun restaurants and shops.
Famous Red Bar (not to be confused with Redds mentioned above)- good food and music most nights. Local celebrities frequent this restaurant.
Chiringo is my fav margarita. Great tacos, bowls. Think Mexican with a beachy vibe. Can sit outside or in. Corn hole. Fun!
Yolo coffee bar is next to Chiringo. Coffee, mimosas and treats for breakfast.
Chanticleer Eatery- lunch and dinner. Great food. Cool environment. Cute shops nearby too.
Beach Camp- brew pub with good food. Trivia on Thursday nights.
Crackings- good breakfast/ brunch
Watercolor:
Wine World- great assortment of wines and cheeses. They can make gift baskets too. Nice place for happy hour but they do serve lunch and dinner.
FOOW- Fish out of water. Seaside lunch and dinner.
Seaside:
Known for food trucks and seaside restaurants. There is a good assortment of food choices just a 15 minute golf cart ride away. Cute shops, coffee shop and toy store too. An amphitheater sits in the middle of town.
Great Southern Cafe has good food, seating inside or out. They own an outside bar and the Chicken Shack right next door.
Bud and Alley’s rooftop bar is a great place to get a drink and watch the sunset. Food is ok.
Bud and Alley’s also owns a taco bar and pizza restaurant that are decent. Good atmosphere. If you are feeding a family or group of people, this is a good option because everyone can get what they want and eat outside. The food trucks offer options for breakfast, lunch or dinner.
Rosemary, Alys and other options:
Café 30 A is a classic. Great restaurant. High quality food. Located in Seagrove.
Ambrosia is a new restaurant in Watersound. Supposed to be great food and a really cool bar.
George’s in Alys beach has good food in a casual atmosphere.
Citizen in Alys is also good. More upscale.
La Crema in Rosemary is one of my favs. If you love cheese or chocolate fondue, this place is for you! Tapas. Sit inside or out. Good wines.
Pescado in Rosemary is a high end seafood restaurant.
Paradis in Rosemary is high end American.
Havana beach bar and grill in Rosemary. Cuban influence.
Gallions in Rosemary is new. Same owners as Shunk Gulley but higher end. American food and seafood.

From our family to yours, make memories that last a lifetime...
Rick and I have been coming to the 30A beaches for about 20 years. Nothing beats the white sand and sunsets, not to mention the fun we have trying different restaurants and cruising along 30A in a golf cart or on bikes. We love that you can walk or bike along paths almost everywhere.
I've always loved the beach. It is so calming to sit and watch the waves. I always had a beach picture on my "vision board", but honestly I didn't think we'd ever get to make it a reality. Lots of hard work and finally getting the kids on their own (lol) allowed us to pull the trigger!
We came down to Blue Mountain area one week just casually looking and left with a lot... right in the middle of Covid! Yikes! 5 months of planning and then a year of building later, we have Out of the Blue. It is named this for two reasons. We stumbled upon the lot and ended up building instead of buying which was not planned. And I love ELO (Electric light orchestra) and they have an album called Out of the Blue. It definately plays off of the Blue in Blue Mountain as well.
