The real estate market is on its way back up.
Locally, inventory remains low. In fact, in the Cumming/Alpharetta/Roswell Johns Creek area we are currently averaging 24% fewer listings compared to Q4 2022. While you may not think that's a reason to celebrate, low inventory stabilizes prices. in our area, January home prices are up an average of 14% compared to this time last year and 4% higher than Q4 2022. While we won't see the crazy price growth we saw early last year, we don't anticipate a big decline either. Days on market have drifted up with the average increasing to 58, 15 days more than Q4 2022. The list-to-close price ratio is relatively stable at 97% compared to 98% in Q4 2022.
